GENERAL TERMS & HOUSE RULES
In Ons Huys – all locations
Foreword
In Ons Huys represents hospitality, quality, and a safe, orderly, and pleasant environment
across all our locations.
These General Terms and House Rules are intended to provide clarity to all guests, tenants,
owners, and visitors regarding their rights and obligations during their stay at any In Ons
Huys location.
By making a reservation, entering into an agreement, or staying at one of our locations, the
guest expressly agrees to these terms and conditions.
These terms apply to all In Ons Huys locations, including but not limited to holiday parks,
hotels, campsites, and rental properties in both domestic and international locations, unless
otherwise agreed in writing.

1. Scope of application
1.1 These terms apply to all agreements, reservations, and stays at In Ons Huys.
1.2 This includes holiday parks, hotels, campsites, and rental properties in the Netherlands
and abroad.
1.3 Deviations are only valid if confirmed in writing by management.
2. Age, use and residency
2.1 The main booker/owner must be at least 18 years old.
2.2 Registration at the address of a holiday accommodation is not permitted.
2.3 Permanent residence is strictly prohibited.
2.4 Guests must have a permanent primary residence elsewhere.
2.5 One family/group may own a maximum of 2 chalets or comparable units per location.
3. Plots and utilities
3.1 Per plot, the following is allowed:
• 1 chalet/unit
• 1 shed
• 1 car
3.2 Connection to water, electricity, and sewage is mandatory for seasonal and permanent
pitches.
3.3 Digging or interfering with underground cables, pipes, or installations is prohibited.
4. Traffic and parking
4.1 Parking is only allowed within the boundaries of the assigned plot.
4.2 Roads, paths, and grass areas must remain clear.
4.3 Only tenant vehicles are permitted on site.
4.4 Driving must be at walking speed only.
4.5 In case of violations, vehicle access may be denied.
4.6 Access passes are strictly personal and non-transferable.
4.7 Visitors are not allowed to park on site.
5. Maintenance and use of the plot
5.1 The plot must be kept clean and well maintained.
5.2 Grass cutting and hedge trimming are mandatory (unless agreed otherwise).
5.3 Trees and tree lines may not be damaged or pruned.
5.4 The plot may not be used as a storage area.
6. Construction and technical rules
6.1 Construction only with management approval.
Maximum dimensions:
• Chalet: max. 48 m2, 10 m length, 3.30 m height
• Shed: included within 48 m2, max. 2.5 m height
• Storage box: max. 3 m3 (1.5 m high × 1 m deep × 2 m long)
6.2 Materials: wood or durable plastic only.
6.3 Fencing:
• Front: max. 80 cm
• Sides/rear: max. 1.50 m
• Edge plots: rear up to 1.80 m allowed
6.4 Satellite dish max. 60 cm, attached to chalet.
6.5 Hard surfacing max. 50% of the plot (excluding chalet). Concrete is prohibited.
6.6 Conifers are not allowed; only native planting is permitted.
7. Safety and environment
7.1 Gas bottles up to 13 kg are allowed.
7.2 Gas hoses must be checked annually.
7.3 Oil tanks must have a drip tray and protective cover.
7.4 Minimum distance between structures: 3 metres.
7.5 Insurance (liability + fire including clearance costs) is mandatory.
7.6 Weapons of any kind are prohibited.
7.7 No topless or nudist recreation allowed.
7.8 No sales, lotteries, or collections without permission.
8. Quiet hours
8.1 Quiet hours: 23:00 – 07:30.
8.2 Excessive noise is not allowed.
8.3 No noisy construction work on Sundays, public holidays, or during high season.
9. Waste and environment
9.1 Household waste must be placed in sealed bags inside containers.
9.2 Paper and glass must be separated.
9.3 Bulky waste is not allowed in containers.
9.4 Bulky waste must be disposed of independently (e.g. Medemblik).
9.5 CCTV surveillance is in operation.
9.6 Illegal dumping results in:
• return of waste
• €100.00 fine
9.7 Green waste only in designated forest area behind reception.
9.8 Fish and shell waste must be disposed of in the sea.
10. Visitors
10.1 Day visitors are not required to register.
10.2 The tenant is fully responsible for their visitors.
10.3 Visitors are not allowed to park on site.
10.4 Overnight stays:
• registration required
• €3.50 p.p.p.n.
o €2.00 tourist tax
o € 1.50 park fee
11. Rental of accommodation
11.1 Rental only allowed with written permission.
11.2 Rental to migrant workers is prohibited.
11.3 Short-term rental under 1 month is not allowed (except via the park).
11.4 Guest registration form must be submitted before arrival.
11.5 Fee: € 25.00 per accommodation per month.
11.6 Overuse or nuisance may lead to immediate termination of stay.
12. Sale and transfer
12.1 Commission on sale:
• 4% up to €1,000
• 3% up to €20,000
• 2% from €20,001
12.2 Exchange of properties is not allowed.
12.3 “For sale” notices only on the official notice board.
13. Winter closure
13.1 From 1 November to 1 April, vehicle access is closed.
13.2 Access on foot remains permitted.
13.3 Vehicle access only upon request.
13.4 Measure to protect site conditions.
14. Payment
14.1 Annual fees must be paid by 31 January.
14.2 After due date: 1% monthly interest + administration costs.
14.3 If unpaid by 1 July: agreement terminates automatically.
14.4 The unit remains under management control until full payment is received.
14.5 € 100.00 discount expires if paid on time.
15. Electricity
15.1 Limited power capacity per connection.
15.2 Overload may cause outages.
15.3 Electric heaters are prohibited.
15.4 Costs caused by misuse will be charged.
15.5 No emergency service between 23:00 and 07:30.
16. Pets
16.1 Maximum 2 dogs allowed.
16.2 Dogs must be kept on a leash.
16.3 No nuisance allowed.
16.4 Owners must clean up after pets immediately.
16.5 Not allowed in playgrounds.
16.6 Pets may not be left unattended if nuisance may occur.
17. Liability
17.1 In Ons Huys is not liable for:
• theft, loss, or damage
• accidents or injuries
• failure of utilities or services
17.2 Except in cases of intent or gross negligence under applicable law.
18. Enforcement
18.1 Staff may deny access in case of violations.
18.2 No refund will be given upon removal.
18.3 RECRON conditions apply.
18.4 Disputes will be handled under RECRON regulations.
19. Cancellation
Hotels:
• free cancellation up to 3 days before arrival
• within 3 days: first night charged
• no-show: full amount charged
Chalets/villas/tents:
• 90 days: 15%
• 60–90 days: 50%
• 30–60 days: 75%
• <30 days: 90%
• day of arrival: 100%
20. Final provision
20.1 In cases not covered by these terms, management of In Ons Huys shall decide.
20.2 All agreements are governed by Dutch law.
